Good Location
Spent three nights here in middle of summer. Gravel lot with very few trees. Very hot, cool enough at 6pm to sit in shade of RV. Staff very nice, but overpriced. About one mile to cute town of Manitou Springs .

Well Located and tight Sites
We enjoyed being close to Manitou Springs and able to walk to the nice town. Sites are very tight. I’m glad the staff helped me with the maneuvering

Extremely Tight!!!
Park is small, close to Garden of the Gods! We stayed 2 nights. Was thankful for the staff (can’t remember his name) in directing me to help back my 31’ 5th wheel - he knew exactly how we needed to maneuver! Creek side was nice, yet some road noise. Definitely friendly staff!

We used to stay here when Chris and his wife owned it. We loved it!! They have since sold it. Now I would never recommend anyone to go there!!
Their web site says it's $45.00 a night but when we got there they said it was $60.00.
We had stayed a month earlier and the charge was $50.00
Lots of full timers and very unkept grounds.

Great Location
This park was in a great location and in good condition. Bathrooms and laundry room were clean. Our 26’ RV fit perfectly in space #42. We enjoyed the picnic table and grassy area next the small stream included in our parking space.

Extremely tight. Your neighbor's sewer connection is right next to your picnic table. Can be rough backing a travel trailer in.
Our site stunk of sewage when we pulled in, but that may have been the previous tenant leaking on the ground. Or the uncapped sewer line from the next site.
But otherwise clean and friendly. Just not for us at all.

No Answer
I tried to reserve place on a Saturday night, left msg on the phone. Then look up there web site to reverse a spot there which I tried to, but the site said it didn’t go through, even though it charged my CC anyway. So we called a couple of times on the drive there and after long drive show up there. No night drop with our spot info, nothing. Just the same phone number that was on the web and no one answering the calls. I am trying to get the charge off my CC and still no one answers. Don’t go here!!

A Resident Here.
Absolutely enjoying my stay here at the park. The spaces are alittle small, specially if you have any pull outs. But in Colorado City there isn’t many places where you arent packed like sardines. Neighbors are all friendly and most are full time residents. So many great places near by, and in walking distance as well. Seems to be the only RV Park with a dog walking area big enough to let my three dogs play in. It’s around $650 a month but I love the location.

Excellent Location!
We loved our 3 night stay. Reservations was a breeze, arriving and setting up was even simpler. The staff greeted us and assisted us to our site, to ensure the camper had adequate space. We appreciated the warm welcome and excellent customer service/interactions. The RV site is optimal for easy access to all area attractions. We rode our bikes into downtown Manitou easy 15min ride (must get ice cream at josh and johns chocolate and ice cream!) They have a spring that connects to the garden of the Gods. Only advise early bird gets the worm! get a creek site. We can’t wait to return!

Great Park And Great Location
This was a great find. The location is perfect within walking distance to downtown Manitou Springs and there is also a free shuttle that picks up right at entrance. The bathrooms are spotless with lots of hot water. There is a very nice park for walking your dog. Would definitely stay here again.

Love this place
Would have stayed longer if that where possible. Can not say enough about the location, staff, owners or the wonderfully clean park with a creek running through it. Will return again.

AWESOME PLACE
Every stage of my stay was excellent; from Kathy taking my reservations in the office, to Bobby helping me back the trailer, and the owners Chris and Margie keeping everything running smoothly. They all made us feel like a part of their family. This is a small park with 53 spaces. Some reviews described these spaces as being tight, but I didn't think so. Big trees provided shade and privacy from the street. A small stream runs one side and a city park with path on the other. Clean is also a good description. Clean bathrooms and showers, clean grounds, clean packed gravel spaces with full hook ups. We had two young grandkids and the city park and pool was literally out the back gate that helped to keep them entertained.
The owners, staff, and small size of this RV park is what made this a great place. I WILL be back!

Cottonwood haven
Stayed 2 nights. The cottonwood trees were pollinating and it looked like snow. Well kept grounds. You're guided to your site. The spots are so close it's almost a necessity for management to arrange the units. Started out on a one night stay then extended to 2 nights. I couldn't stay where i was because it would mess up her penciled reservation book. So we moved a few spots over. It seemed like a quite antiquated method of keeping reservations. Nice walk ways and in the city.

Excellent location, wonderful people who own the place. Sites are very small. You have a Park near by you can walk your dogs in, but no doggy park with a fence. We enjoyed our stay because all attractions are close by and the town is old style.

Beautiful Views
This was a beautiful park in close proximity to area attractions. The staff is very friendly and there is a walking path close by along with a pet area. However, the sites are very close together (we were cooking from the heat coming off the rv next to us) and your sewer is next to your neighbors picnic table. It is easy to pull into the park but leaving can get tricky since there is a large blind spot. We where here for three nights.

The park is within walking distance to downtown Manitou Springs and the Garden of the Gods. The sites however are a bit close to one another. The bathroom/showers/laundry are great and kept very clean. The staff are extremely friendly. We were arriving after hours and the owner waited for us to arrive and help settle us into the site. I would definitely come back to this RV park if I am ever back this way.

Great Little Park
Although the sites are close together, it's not that bad considering it is an urban park. Lovely creekside sites, friendly staff who enforce their rules, clean showers and a great location close to downtown Manitou Springs. There's even a free shuttle during the summer. Would gladly stay here again.

Sites Too Close Together
The park is very clean and close to alot of attractions, but the sites are way too close together. We couldn't put our awning up our put our rug and chairs out.

Great Accommodations
The campground was very nice and clean. Great to be right next to the city park to walk our dog. The staff was incredibly polite and helpful. The fees were less than Garden of Gods campground, where we stayed before. We will definitely go back here when we return.
