We stayed here several times in past, but not in the last 10 years. They seem to have suffered like many businesses during Covid time. Maintenance has fallen a lot. The roads are potholed. The CATV is gone. The advertised WI-FI does not work. No hot water in the bath I used… or did not use. Just does not exhibit a good vibe. Don’t expect to pass this way again but would choose another place to stay. Taxes were about 14% and I got Good Sam discount. Office staff friendly but not able to make things better.

Great Location…
Perfect place to stay for trips to the National Park. It’s literally one turn away. The park itself is ok- all dirt roads and sites, but biggest issue was the width of the sites. We couldn’t even sit out on our chairs because the ground was inclined so much. Just wasn’t enough room. But elk came into the park right by our site, and it was convenient to shopping and food. Would stay here again.

This is our second trip here. I have to say this place gets worse every year. We made our reservations almost a year in advance we ask to have a nice level site with shade . Whoever I talked to said it should not be a problem. We’ll at this JOKE of a place it very well is. We are staying 14 NIGHTS you would think that they would try to be a little more accommodating NOT THE CASE. They led us to a site, the guy who took us here told me you can level here too sloped washed out in front. So my wife went back to the checkin, the lady said well can’t you fill it in. I didn’t know you had to be an excavator to stay at this place. At any rate they put us in a place with a BIG slope right out the entry door ( Picture is posted) and I could hand a cup of sugar to the camper next to us on either side. Oh and don’t try to cancel they will not give you your money back. It’s Dusty Not maintained at all gets worse every year. And by the by the way the lady last year told site 13 nobody in it still!!

Good Location
The primary feature this park is its location just outside Rocky Mountain Park. Except for that we did not have any other reason to stay there. It is basically an open dirt and gravel field. The sites are close together and somewhat level. The staff was friendly . We did not use any of the other facilities since we spent most of our time in RMNP. The wifi was poor at best, which sort of puzzled me, since there appeared to be boosters throughout the grounds. None the less, because of the location we would stay again when visiting the National Park.

Nice Location....But...
The location of this park is great, less than a mile to RMNP entrance. However, it’s the only thing redeeming. It was probably a nice park at one time, but it looks like they gave up on maintenance a while back. The lot is dirt and lots of rocks with sparse desert grass. The spots are super small - we were all the way against the power outlets and our steps barely opened due to slope. Our spot was super uneven, with front to back and side to side difference - very tricky and we never got level due to sand and we simply didn’t bring enough equipment (we have 4” lifts for every tire and stacks for the stabilizers). The road noise was considerable. We didn’t use the bathrooms, showers or laundry so I can’t comment on those. The dog park was sad. The only upside was the visitation of deer and elk. If we come back I will diligently look for another place to stay.

Park is extremely dusty with gravel/dirt roads and pads. People don’t care about the speed limit which is not enforced. As other people have reviewed the sites are not level. The pad sloped sideways 5.5 in from right side to left side. No kidding. Worst pad I have experienced. We have a 40 ft class A with auto levelers. Wouldn’t work for that much slope. Had to repark the next day. Found a 3.5 in slope area on our pad and then the auto levelers worked. Whew! There are other parks in the area which may be better. Other complaint is people with kids running amok through our pad. Don’t parents control their kids? Half of the review is the park and the other half is kids running amok.

Beautiful Views — Located @ RMNP
I just pulled into my driveway after 1000 miles home from staying in this campground. All I want to do is get in and drive 1000 miles back. Staff was very helpful and all our interactions were very pleasant. Sites were tiered into a hill so being “level” was not expected. Site was full hookups and included cable. Both Verizon and ATT phone service worked wonderfully. park WiFi was strong. Pool was closed due to COVID so I can’t comment. I checked out the other campgrounds in the area. I can now say, this is by far the best one if you have a BIG Rig.

Best big rig RV Park in area
Other reviews mention tight camping spots, but because of the terraced sites, you get magnificent views of the mountains, and all the other RV parks around that we checked were just as tight if not harder to negotiate. Our Verizon hotspot worked great for Internet, and we streamed movies using the guest WiFi. The staff was very pleasant and the grounds clean. We’ll be back.

We had reservations for over the holiday at this resort. Upon finding out that our friends sister had died , we decided to head back home to help where ever it was needed. Upon calling ahead of our reservation to cancel, we were told under no circumstances would there be a refund. I guess there so desperate for the money that once to put it down on a reservation, your out of luck. I believe there are much better places to stay at who would understand that sometimes things just happen. Stay somewhere else

Great Base Camp
Great site as a base camp for activities in Rocky Mountain National Park. One mile from the entrance. Gorgeous views!! Sites were fairly level and all gravel. Very dusty during our stay, but that is to be expected. They advertise WiFi but that’s a joke. Even cell reception is hit or miss, but your in the Rocky Mountains. Staff was amazing. So friendly and helpful! Would definitely stay there again.

Most Expensive, No Internet
They did a good job creating level sites out of the hillside. They seem nice at the office and they pick the trash from near your site. It feels cramped when full, but it is mostly half empty, maybe because of the price. There are no trees for shade. If you think that being the most expensive campground in the country means internet, think again.

We made reservations same day as arrival and on recommend from another campground. We arrived 45 minutes before 1 pm checkin and had to pay $25 for early checkin. We choose not to pay fee and was told we had to leave property until 1 pm. Campground was not even half full when we arrived and never filled during our two day stay. Campground is close to park entrance. Camp sites are close,; roads in campground are dusty; wifi didn’t work the best. Thought it was pricey. Just left us with a bad feeling. We won’t be returning.

Disappointed.
We are traveling with family and made our reservations together. At check in we were given sites a long way from each other - one site not where we were originally placed. They were finally able to place us together but making reservations and check in are both cumbersome. Park is expensive and disappointing.

Great Place
We came on Labor Day and expected chaos but it was really great! Well run, organized and right outside the park. We had a herd of elk join us for dinner one evening! Great bathrooms! Larges, clean, lots of hot water!! Only downfall was that it was a bit pricey but no more than any other around.

Close to town and park entrance. Our site was not level and was close to our neighbors. Paid $70/nite which I thought was a bit much. Staff was fine. Very dusty, rough roads with hundreds of prairie dog colonies. We would not return.

Well Kept & Clean W/a Beautiful View
This place is beautiful! I’m so glad we stayed here. NOTE: the shuttle to town doesn’t start until June/July. After reading the reviews - especially anything 3 stars & under - no, trees - yes, but they would only block everyone’s view - close/cramped - maybe if you have a gigantic 50’ and pull a trailer full of toys but even the people there for the BBQ cook off w/their BBQ trailers & extras didn’t look cramped. The only complaint is the quarter machine was out of order. I was upset because this was after I asked if I needed to go get quarters when I check in, the previous evening. That was frustrating, but more an internal, employee communication issue than a cosmetic or amenity issue of the park.

Park Close Good Bar Restaurant Next Door
You can walk the park visitor center n pickup the needed buses. Walk next door for a good bar n restaurant (stuffed meatloaf was outstanding). No fire rings at pull through sites. Extremely uneven dirt sites. Staff friendly n laundry was good. No/Few trees or landscape. Pricey, but you pay for location

Love This RV Park
The setting is beautiful, the RV spaces are ample with cable TV and Wi-Fi, which can be spotty at times. It is the closest RV park to the entrance of Rocky Mountain National Park. One note: there are two RV parks with similar names - when you plug the park into your GPS make sure it says Estes Park. We will definitely come back to this park.

All around a nice place, clean bathrooms and nice location outside of Estes and close to RMNP. Great views! Gave 4 stars because of price, charged for kids (even a 1 year old was $5 extra). The central most convenient bathrooms and laundry room close at 8pm. Sites are right on top of each other but doesn't feel overcrowded. Make reservations early as they fill up fast in the summer, and honor they Good Sam discount.

Beware
Had reservations to stay here.a woman called a few days from arrival and told us that it would be more money for our stay.called there to make sure if things were ok.the person on the phone said they never called and did not know who called us.another woman called again and was very rude and told us she was in charge and that was the way it is.too many lies and inconsistencies to deal with or drama.please beware of such.i was given a refund and went somewhere else.

Good Location, Bad Internet, Cramped
Location right next to park entrance and shuttles to Estes Park. Beautiful views. However, if you need internet, this is not the spot for you. Clearly the business strategy here is to pack in as many RVs as possible, expect to be right in top of your neighbors.

We enjoyed our stay here! Great location...close enough to walk to the Park's welcome center to catch the shuttle and the shuttle for Estes Park stops at the resort. We were there over 4th of July weekend so it was very busy but we didn't feel cramped for space.

Fabulous RV Park
We had a wonderful stay! My kids loved the pool and my husband I enjoyed the hot tub. Our family also had fun playing putt putt. The bathrooms and showers are extremely clean!

Very nice RV Resort. Great location! Great staff. Yes little expensive but worth it . Great spaces between units. We would recommend this RV Resort.

Expensive, But Great Location
We booked last minute so this was one of the only available sites. Base price (August 2016) was $65/night plus $5 extra for each kid! What? :-/ Super close to Rocky Mountain National Park entrance though.
