WONDERFUL PARK!
This was a wonderful surprise! The easy access points to the river were GREAT and the river is narrow in that area which makes it safe for dogs and children. The pull through spots were nice and long with ample space between units. Smaller private sections resembling a "group area" were sprinkled among some trees. There were lots of trees and foilage throughout the Park, although the section we stayed in was newer and had only small trees planted. It will be much better with some shade. The New owners are working steadily to improve the property, I can't wait to see what they will do with NOTEit! All staff were VERY NICE! -- -- There was NO CELL for ATT or VERIZON when we were there July 2023, but they have good WI-FI and you can use "WI-FI Calling" setting on your cell phone or some sort of communication program on your computer/tablet. You are not completely cut off, leave on your voicemail to email you during your stay. No cell was no prob for us. In fact my husband loved it!! đź‘Ť

Why I Passed By
$5 for an 8 minute shower. Seriously. How many times I have waited 4 minutes for water to get hot? Too many. I did not stay because of this policy. I can get that in a truck stop.

Great Place
We stayed with our kids here while checking out the springs. Place was awesome and the owners could not have been more accommodating. One of our group was really sick and they were really nice about it all. No kid problems w us. Just a nice pull thru and cool neighbors. Would return here

Not Recommended For Kids
I wouldn’t recommend this for kids. The owners may have been nice to adults but they constantly got onto my kids for just being kids. The woman was specifically made snide remarks to them when I wasn’t around. She also told us that we weren’t allowed to use the campground bathrooms and the laundry facilities were closed which is super inconvenient considering this place is 25 minutes from town. Otherwise, it was at least a peaceful setting.

Great Stay
We had a wonderful time here. Owners are really nice. And they have done many special things, like mowed trails to picnic tables. We were on the stream and each site had mowed access. And excellent but technical trout fishing. A bit of a rustic feel. Just our kind of place.

Great site on the river
We enjoyed a two night stay here in August 2019. The staff was friendly and helpful. The facilities were clean and a hot shower after 4 nights without hookup was very welcomed. My kids loved the "secret" trail along the river. We didn't have much luck fishing, but the river was very muddy due to recent rains in the area. We hope to come back soon!

Helpful
Owners not only helped me back in, they even loaned me a water hose when mine proved too short (connections were at the back not the side on the stream-side site I stayed at). I didn't have cell service, but WiFi was faster than average.

The River Runs Through
Very quiet with the great sound of the river right behind us. Office staff very friendly and courteous. Planning to come again.

Gotta Go!
Will definitely go back to this place. Owners are awesome. Nice facilities and beautiful property. They have sites along the Rio Blanco river where I caught browns and rainbows. We had a hard time leaving. They're also 10 miles out of town which makes you feel like you're way out there, but close enough to run to town for whatever you might need. Pagosa Springs itself is another attraction, love that little town. If you're in this area, you should go here!
